Cadillac Fairview’s Toronto-Dominion Bank Tower has achieved LEED (Leadership in Energy and Environmental Design) gold certification under the Canada Green Building Council’s (CaGBC) Existing Buildings: Operations and Maintenance (EB: O&M) program.
The tower is the latest building in the six-building TD Centre complex in downtown Toronto to receive LEED certification. Two other buildings – 77 King St. W. and 79 Wellington St. W. – are LEED gold certified, while 100 Wellington St. W. has LEED platinum status.
To achieve LEED gold EB:O&M, TD Bank Tower had to meet benchmarks and earn credits in the following five categories:
- Sustainable sites: As a result of close proximity to the King Street streetcar line and two subway stations, 75 per cent of the building occupants take public transit to work. TD Centre also has a partnership with Zipcar, and provides public bike racks for more than 400 bikes.
- Water efficiency: Cadillac Fairview implemented a washroom upgrade program, which included the replacement of faucets, toilets and urinals with high-performance fixtures to reduce water use by as much as 30 per cent.
- Energy and atmosphere: Overall energy use has been reduced since 2008 through the installation of automatic lighting control, building automation controls, real-time energy monitoring and lighting retrofits.
- Materials and resources: The complex enforces strict waste diversion and sorting plans. More than 75 per cent of general waste produced at the building is diverted from landfills.
- Indoor environmental quality: Environmentally-friendly cleaning products and supplies are used throughout the building. The building also undergoes an annual air quality assessment.
The TD Centre, designed by Mies van der Rohe in 1960, was completed in stages between 1967 and 1991. The developer (then Fairview Corp.) has taken great steps throughout the years to preserve the office complex, which is considered the largest in Canada.
Earlier this year, the Greater Toronto chapter of NAIOP (National Association of Industrial and Office Properties) recognized the TD Centre for its sustainability efforts by presenting Cadillac Fairview Corp. Ltd. with the Green Award of the Year at the association’s 12th annual Real Estate Excellence awards gala.
