French tax administrator collects property info

Thursday, May 11, 2023

Residential property owners in France have until June 30 to register with the national tax administrator, after which they’ll be a liable for a fine of 150 euros (CAD $220.50) per unreported dwelling unit. The requirement arises with France’s abolition of a tax on principal residences beginning in 2023.

An estimated 34 million owner/occupiers and landlords are now obligated to submit information through an online portal so that France’s general directorate of public finance can distinguish the secondary residences and rental investment properties where housing tax will still apply. Declarations will be gathered for approximately 73 million residential units, but will only need to be updated in the future when a property is sold or its occupancy status changes.

The declaration portal has been open since January. It’s presumed many French taxpayers will already have an online account and will simply need their tax numbers and password to gain access. Property owners who do not yet have an online account will have to set one up.

Much of the required information should already be preloaded and will then just have to be confirmed. Property owners must state the occupancy status of each dwelling unit, but, for landlords, reporting of unit rents is optional.
